<p style="text-align:justify;">Brian Pearl is currently the Managing Partner of The Agency Real Estate in South Florida, focusing on residential sales and leasing throughout Palm Beach, Broward, and Miami-Dade Counties.  Brian is well-liked and highly regarded in the industry by his peers and he is often quoted in the various professional associations that he is a member of, including the Certified Distressed Property Experts.</p>
<p>Brian is a real estate expert who has worked in the industry for the past eight years and in that time he has cultivated a unique niche market, servicing buyers, sellers and renters.  He is an avid communicator who has an innate ability to understand his client’s needs. That coupled with his extensive knowledge of the industry and his networks of contacts have attributed to his success, which recently landed him as runner-up for the nationwide “Hottest Bachelors in Real Estate.”</p>
<p>Brian has built his career focusing on enhancing the real estate experience for those he represents in the process. He doesn’t see himself so much as a real estate agent, rather he considers himself a real estate consultant. He offers his clients a full range of services that compliment and enrich the overall experience. He is a perfectionist who goes to all lengths to get the job done properly.</p>
<p>He has a deep network of the area’s top real estate attorneys, mortgage bankers, and title insurance providers. Brian prides himself on his network that he often refers to as his support team.</p>
<p>Brian studied Business at Florida Atlantic University with a minor in Psychology.  He grew up in South Florida and currently lives in Boca Raton. He enjoys working out, reading, skiing, traveling and he loves all things related to real estate.</p>

			<content:encoded><![CDATA[<h1>GL Homes Begins Construction on New Development in Delray Beach</h1>
<p>Many home builders are cutting back on amenities and postponing new developments until the economy improves, but GL Homes is taking the opposite approach.  The Sunrise-based builder is opening a new project, and it&#8217;s going upscale in the process.  The new community will be a &#8220;GL Signature&#8221; project due to it&#8217;s higher price point.</p>

<p>Situated in unincorporated Palm Beach County with a Delray Beach address, homes will range from 2,500 square feet to more than 7,000 square feet and include curved staircases, wet bars and summer kitchens.</p>
<p>The community will include a weekend bistro, indoor sports complex, tennis complex with pro shop, a children’s activity center, resort pool, yoga/Pilates studio, party pavilion, fitness room and water play area. A similar amenity program is typically found in country club communities where the monthly fees are much higher, according to the company.</p>
<p>The multimillion-dollar entry feature was designed by Krent Weiland, who also designed the entrance to nearby Mizner Country Club.</p>
<p>The Bridges site is now clear, and GL has begun digging the community’s lakes. Crews also have begun earth and infrastructure work. The sales trailer is on site, with sales expected to launch in the first quarter of 2012, said Marcie DePlaza, GL Homes division president.</p>
<p>DePlaza said the developer is seeking to create a luxury lifestyle without high homeowner association fees. She said the project is designed to target “tremendous pent up demand for a new community in the Boca/Delray area.”</p>
<p>“As of today, we have a waiting list with over 500 names of prospects interested in The Bridges,” she said. “That’s with no advertising.”</p>
<p>GL profiles prospective buyers as those people looking to “move up” from their existing home, empty nesters and some who are leaving golf communities because of costly fees associated with maintenance.</p>
<p>DePlaza said buyers will continue to use cash for purchases, but some with good credit will also be able to access mortgage-based financing, a vehicle which has been scarce since the financial meltdown of 2008.</p>

<div>GL, which bought the 300-acre tract in 1999, has survived the housing bust about as well as anybody. It found a niche with over-55 communities west of Boynton Beach. But The Bridges is not age-restricted, and GL is looking to attract young families, empty nesters, move-up and international buyers.</div>
<div>“We feel there is tremendous pent-up demand for a luxury new home community in the Boca/Delray area,” Division President Marcie DePlaza said in an email.</div>
